Construction Project Manager/ Estimator

This individual will be responsible for managing several projects across Michigan. The projects can range from small residential to large land development and new building structures. The day to day activities will include managing the general contractor relationship, adhering to project guidelines, coordinating efforts with all parties involved in the projects and involvement with the RFQ bid process. This position also has responsibility for subcontractor selection, estimating, bidding and coordination.

Objective: To successfully manage projects from ground break through finish while adhering to budget and timeliness constraints.


Qualifications:
  • 3+ years experience in the construction industry
  • Experience managing multiple projects
  • Knowledge of design build process
  • MS Project and Excel skills including Project Estimating
  • Strong leadership and management skills, sense of urgency, self motivated
  • Problem solving and organizational skills
  • Excellent communication and reporting skills

Primary Responsibilities:
  • Project take offs and estimating
  • Establish budget and schedules
  • Manage project team
  • Review design criteria and direct engineering revisions for constructibility and cost management
  • Prepare bid packages, hold pre-bid conferences and walks
  • Review, process, and negotiate subcontractor pricing and issuance of Change Orders
  • Establish design and construction schedules
  • Control costs and scheduling
  • Optimize productivity, troubleshoot
  • Verify conformance of contractor, or subcontractor work
  • Monitor Superintendents on scheduling and safety
  • Meet regularly, daily/weekly, with staff/owners/clients
  • Prepare reports and projections for staff/owners/clients
  • Manage close of project, operations and maintenance manuals, warranties and releases
  • Some experience with property development



Working Superintendent

This individual will be responsible for overseeing and working on every aspect of a project, including management of personnel and their performance, coordination of Subcontractors and maintenance of synchronicity between personnel and Subcontractors.


Qualifications:
  • 3+ years experience in the construction industry
  • Experience managing multiple projects
  • Knowledge of design build process
  • MS Project and Excel skills
  • Strong leadership and management skills, sense of urgency, attention to detail and thoroughness
  • Problem solving and organizational skills
  • Excellent communication and reporting skills
  • Must be a self motivated problem solver

Primary Responsibilities:
  • Thorough involvement in all phases of construction development
  • Work effectively with Project Managers, Superintendents, Architects, Engineers, Contractors, City Officials, Inspectors and Owner’s Agents during pre-construction planning and through out project completion
  • Attend all pre-construction/construction meetings to discuss time constraints, methods, policies, and quality with sub-contractors
  • Communicate all changes in schedule, methods and subcontractors to Project Manager
  • Coordinate with Owner, Architect, and engineers on RFI reports and change orders
  • Schedule and oversee all inspections
  • Schedule, monitor, and inspect all work on construction from start to finish
  • Solicitation, pre-qualify negotiation and acquisition of sub-contractors and vendors
  • Planning and scheduling of subcontractors and/or direct personnel, material, hardware and equipment
  • Approve project related expenditures
  • Constantly improve cost factors, production levels, quality of work in the field Responsible for accelerating schedules and maintaining increased production levels
  • Estimate personnel requirements, recommend hiring and firing of personnel
  • Hire personnel when necessary
  • Prepare, organize and submit all employee time sheets and verifying accuracy
  • Provide safety instruction for all on-site personnel
  • Insure safe and accident free work environment
  • Maintain Material Safety Date Sheet (MSDS) records and monitor proper usage of all hazardous materials
  • Comply with all OSHA standards
